The first restaurant was put in there in 1994. The guy paid for the place and built a new building two businesses north two years ago. Another restaurant moved in and a year later they outgrew the place and moved to a new location. Both places stayed packed and usually had peeps waiting on Fri and Sat nights.

Here is a pic of the new place the guy built. There is a business next foor in the pic and the place I am thinking about is next to it. It is a heavily populated area with businesses mostly just south and just north a couple miles is an interstate

shit man seems like you found a place that has had success in the past. just a few thoughts after reading what everyone else has posted.

1. maybe advertise more as a bar then a hookah lounge to start out with. best advertising often comes from word of mouth in my experiences. With such a large amount of people who go to bars, your bound to be able to develop a sturdy customer base, maybe introduce some other people to the experience of hookah, who otherwise would look down upon it with the mentality that it is more for kids using nht who dont understand that it is much much more.

2. i dont remember who said it, but def make sure your wife is on board. It takes alot of work to start any business up, and there will undoubtably be some hard times to start out as you try and grow the business. A support system at home makes this a little easier (ive witnessed it happen within my own family).

3. i doubt you will have this problem, but make sure it is a pleasent enviroment and atmosphere for people to come and relax. Any bars or hookah lounges that i go to only grab me as far as i feel comfortable with the people who are around me. I happily go back to bars and drag friends with me when the people working there (and in most cases the owners) are interactive and inviting. its the small things that count.

4. have fun with it. Although it is a business, if you dont have fun it can end up ruining the experience for you completly. If i could bestow one thing to keep in mind, it would be to find the good in the bad times. People who are able to do this are able to succeed.

I can't stress this enough...

FILE AS AN LLC!

when you register your business name, on your card, on any advertising... EVERYTHING... put LLC on it... Its the best way to protect your home and your personal investments...

very good advice! Because the prospect is uncertain, you need to create a business entity that is separate from your personal wealth. No sole-prop. You can do an LL partnership, but its trickier. Incorporation is a gateway to success in a multifaceted business.

Have each interest represent a cell in your business - that is a hookah department, a bar department, a restaurant department, live music, or whatever you intend to have going on in the business. Finance each independently if possible, but definitely manage each as a mutually exclusive cell. That way you diversify to avoid the impact of failure if your hookah lounge doesn't take off for instance. Have people with specific knowledge manage each cell and confer as a self-elected board of directors so that the mission of the company is pursued and goals are reached.

and for the love of all that is holy hire an accountant. a CPA would be nice, but CMA (certified management accountant) would know how to effectively cost your operations and know enough to help you organize financial statements/reports.

disclaimer: I've never owned a business of this scale, but I am an accountant who knows that if you start off right, your propensity for success increases dramatically. Honestly I wish you the best of luck and should it get off the ground, I'll make it up there to chill.

i wanna say JUMP and do it, but i understand that its obviously not that simple. id like to say that if put in your position i would go for it, but i could never really think of dropping that kind of cash even on a potential capitol builder. Nonetheless, i hope that if you choose to do it you get it going and if i ever make my way 2k miles south i would be glad to be a customer at your place. Good luck scalli.

It is a lot bigger than you would have thought I bet?
We can go back over during the day sometime if you want. It was a bit tough using our phones for flashlights sad.gif I would like to take a tape measure and some lighting and draw up the floor plan. That gives me more to work with on planning ahead of time the best way to utilize the place.
The owner won't mind. He is always at his restaurant two doors over.

How about you guys send me 8x8 tiles with a note like "ARRRRRR, wish I was there! NewJacksm" and I will put them all up in mosaics around the place so your always at least there in spirit? At least until I can get that machine you want built. Until then will you settle for transportation back and forth to DFW airport if ya fly in? smile.gif

So many fail because of simple things, even good places. Petra Cafe had a bland sign and no real advertising or gimmicks to get them going. Hell I would pay a belly dancer to stand by the road shaking her money maker and while it may cause some wrecks it'll damn sure get attention I bet. So it would at least generate income for local body shops.
One thing that is for certain I would make it a place I would really want to go and I would tell all my friends about.
If I do it there will be so many unique things that you probably never seen before, I know I haven't. If the city makes me nix the belly dancer idea I'll put cute pirate weches out there sword fight or something smile.gif haha!!!

The food and everything will be great and I think some of my antics should get folks in the door. The cool ones will wanna come back... and fuddyduddies probably won't.
Hell, even a fuddyduddy can get you business. They tell someone cool about this place they hated and the cool person recognizing this is coming from a fuddyduddy will mark it down on their list of places to hit. smile.gif
Like one of those people that are wrong on everything. If you are trying to make a decision and you really don't know which way to go.... ask one of them. While you may not know the right answer at least you have comfort in knowing they just eliminated the wrong one for ya biggrin.gif
